Utopia on the Hudson. I've lived here for 10 years in total, 8 as a single guy in the H line, now 2 years as a parent in the G line. Both experiences we wonderful. The apartments, while built in the 70's have little of the trendy looks of the newer buildings in Battery Park City, they are rock solid. LOVE THE BUILDING AND VIEWS!!!!!!!! Been living here for 3.5 years and you can beat what you get in Gateway plaza. Absolutely the total package: - Spacious rooms (16*11) - Phenomenal NYC river views - Brand new amenities (LOVE THE NEW GYM) - Management is very hopeful (the latest you'd wait is a day for maintenance but usually its the same day) I know some people were complaining about the windows and AC's however following the settlement with the Management - ALL WINDOWS & AC'S HAVE BEEN REPLACED towards newer, more efficie... read more

I lived in one of the older apartments at the Gateway for nearly a year and loved it. I liked having Battery Park Esplanade as my backyard. The area is very residential and I felt safe walking around by myself at all hours of the night. Unfortunately, the nearest subway station is about half a mile away (if not more). There are a lot of dogs in the area, so there's a pretty strong smell in the summertime, but I think they're trying to do something about it. My apartment was bright, spacious and well maintained. Great place to live if your alarm clock doesn't work and you don't like to take hot showers 7:00-8:30AM...the garbage trucks will wake you up almost every morning (including weekends), and once the weather drops below 60 degrees, it's hit or miss if you get hot water in the morning. Okay this place...nothing spectacular besides the fact you do get a very nice view. If you're into running, this place would be perfect for you since you can run along the river. There's even Yoga classes, if you're into stretching out your muscles! But other than that, the decor of this place is pretty damn boring. Anyone thinking about renting these apartments should be aware of what they're really getting into. The electric bills are shockingly high. A studio can easily cost around $400 per month, a one- or two-bedroom runs between $500 and $800, and a three-bedroom can climb to $1,500 in the winter. Management doesn't address it or offer any solutions. Meanwhile, rent goes up 5-9% without a second thought. If you're even slightly late with payment, they act immediately. worst possible mgt ... DOG S*%T colony MOLD; filthy brown water; ceiling leaks BROKEN ELEVATORS too many dogs & too much DOG EXCREMENT no security, no checks, ppl just walk in they lie abt all the BPC construction CAVEAT EMPTOR.

Some additional updates to add to the poorly managed complex that is Gateway. 1. Gateway will not budge on renewal offers. They will raise your rent the maximum amount they are legally allowed to under the Good Cause Eviction act, and will not negotiate on anything except for "current market rate." Having major issues with your apartment? Doesn't matter to them. Good luck negotiating from the Spring to the Fall. Things missing again. Left and when I came back I found a bottle of wine missing. It was a gift for a friend and now gone. (I haven't had a drink in months so know it's not me.) I have asked the Gateway management company to install cameras in the hallway (a year ago 2023 when there was a break-in and thief, and again now 2024) to figure out what is happening and prevent it from occurring again.
