Stay Away !!! If you like your money and do not wish to throw it it away Please stop looking for apartments with them. Their Building is infested with roaches and bedbugs. Please believe me i have learnt this the hard way. The one decision of renting an apartment with them costed me 1000's of dollars. They overcharge for everything. Never rent from this company , no heat Apartment and rude staff employees . And also wants to use up your security to cover their expenses for them painting up the apartment to be re rented . And the nerve to try and charge for a old stove the nerve of this company . If I had read these reviews I would of never looked into moving there . Instead they got 3 years of my hard working money . Slum landlord, constantly harassing tenants to move out from the apartments in order to raise the rent for the new coming tenants. The landlord does not provide necessary repairs. Our building had NO HEAT this past winter. There were 2 tenants in the building that had pneumonia and were admitted to the hospital for 9 days. We send the letter with 50 tenants signatures that there is NO HEAT in their apartments. The landlord was ignorant and did not do anything about it. Living here for 3 years.. they have tried to raise the rent every year and I would negotiate for a price in between. But they have lost their minds now .. I'm paying 1900 for a one bedroom and they are asking for 2600 to renew the lease for another year.. like are u serious ? How do u raise it by that much. Because you think I'm comfortable ? Part 2 Wow! I was in disbelief when i saw this list. I called them and finally got hold of someone, whom then gave me an email address. I emailed jguzman and she forward my email to ally who then inform me that i should speak to a Ms. Leyden. I wish I saw these reviews before the lease signing. For all my 15 years experience in New York this is the worst building and management company. I mean there is just no management, just a bunch of idiots that treating the tenants like piece of sh**. They don't return phone calls or reply on mail, they don't care about the issues in their building. OMG, winter is another story, it is always cold, constant problems with the heat. It is the worst company ever!!!!! Stay away from them! I scheduled a tour at the apartment with Jennifer. My husband called to her to confirm time right before our meeting with super. who supposed to show it to us . We have been waiting 30 min. and then called her. Jennifer said that will call us back but she never did even though we call her 3 times after. It is just a waste of time! People who are living in this building said that super. retired a year ago... So I was in shock how the company could be so unprofessional!

I lived in the contour building for over 22months and tried to get a transfer to a 1 bedroom within the same building to pay lower rent and the process was a nightmare! They applied a lot of red tape considering I was already a tenant with good history! Not to mention I have a 1 bedroom with a library and the rent is over $3,050/month. Giving this management one start is too much they don't even deserve 0 starts . STAY AWAY from Kings and Queens Properties (Le Frak). "No fee apartments" is the joke because they will find way how to get and make money on you. I live in one of their buildings can't wait till my lease is up .They make impression of the clean and neat buildings at first but its deceiving. And management does not care about the tenants.
